We purchase properties all around the country in large quantities. Our bulk model allows us to negotiate exceptional purchase prices. We'd rather sell our properties quickly at lower prices than profit more by selling at market rates. It's our competitive advantage and what drives our business.
We can show you verified Google reviews from past customers, and we'd even be open to showing you the deed proving our ownership of the property if it would make you feel more comfortable. Ultimately, if buying land from us makes you feel uneasy, we recommend you close the transaction through a title company. That way there is an intermediary drafting and recording all documents, and you can hold them accountable. Just know that if you elect to close with a title company, you will be responsible for paying those costs.
We do our very best to share every bit of information we have about the property on the listing. It's our goal to make your buying journey as easy as possible. If you have a question that isn't addressed on the website, it's likely we won't know the answer. The same goes for additional pictures. We post everything we have. Despite posting so much information, we encourage you to verify everything with your own research.
No. Feel free to drop by the property to have a look around whenever it's convenient for you. You have our permission.
No. We buy properties all over the country. Logistically, that prevents us from being in all locations at once. We rarely, if ever, give in-person tours or walk-throughs to potential buyers. In fact, you may never meet us in real life. That doesn't mean you shouldn't have complete confidence buying from us though. It simply means that we run a remote national business, and you'll benefit from lower-cost land because we save money by not traveling all the time. Feel free to drop by the property to have a look around whenever it's convenient for you.
We include a link in each property page that shows its location in Google Maps. Additionally, you can find the lot's center point and corner point GPS coordinates in the property listing. These numbers can be searched in Google Maps, and provide approximate lot lines.
We do our best to provide the county office's phone number in each one of our listings to save you time. We also provide the Parcel Number and Legal Description for the property. These data points are important, because raw land rarely gets assigned a precise address. Simply share the Parcel Number with the county, and they will be able to answer your questions.
We do our very best to preemptively address every possible scenario on the property listing page. Check there first for more details about what can our can't be done. We also strongly encourage you to verify your plans with the county before purchasing.
Most properties are buildable, but specific details depend on the zoning. We provide some details about the zoning in the property listing page, but you should check with the county to be absolutely sure your plans are permitted.
It depends on the property. Check with the county to verify.
We encourage you to verify any usage plans with the county before purchasing. We do our best to disclose this type of info in the property listing page, but it's always best to get your info directly from the source. Generally, RVs can only be parked on a lot for a certain number of days per calendar year, but all county governments have different rules and regulations.
Specific details of utility availability are outlined in the property listing page. We encourage you to verify with the local utility companies. Contact information for these businesses can be found in the listing.
Every property is different, but in many situations we will accept a payment plan. Details are listed on the property listing page. Cash is generally preferred, but we recognize that isn't feasible for some people.
No. We've priced the property extremely low to account for any other expenses you might incur. That includes, title insurance, surveys, percolation tests, septic permits, or any other costs.
The government isn't always the fastest at executing. Sometimes it takes them a while to record the new deed and add new information to their database. Don't worry, we own the property, and would be happy to show you a copy of the deed.
It's common for us to buy and sell a piece of property within 90 days or less. That's our business model. Our prices are so low that they don't last long.
No. We guarantee that every property we sell is cleared of all taxes and liens. You will be starting fresh.
Sometimes we perform percolation tests before selling, but most of the time we don't. We don't tend to buy properties that we believe won't perc. We gain confidence in a property's ability to perc based on the existence of other properties in the area and soil quality assessments. That said, we don't guarantee a property will perc.
Not usually. We will indicate if the property has access to utilities in the property listing page, but we don't hook up any utilities before selling.
